Petroupoli posted an 18 percent increase in average apartment sale prices through June 2026, outpacing every other Athens suburb tracked by the Hellenic Statistical Authority.
The gains come as buyers priced out of central districts and northern enclaves such as Filothei search for stock that still offers metro access and room to grow. Bank of Greece lending data released last month showed mortgage approvals for properties under 1,400 euros per square metre concentrated heavily in the western suburbs, with Petroupoli capturing the largest share.
Two local anchors help explain the surge. The newly extended Line 4 metro station at Ano Petroupoli, opened in March 2025, cut travel time to Syntagma to 22 minutes. At the same time the municipality’s renovation programme along Leoforos Thivon has upgraded pavements, added cycle lanes and brought 40 new retail units into the covered market that sits opposite the town hall.
Real-estate agency listings show two-bedroom flats on Odos Perikleous changing hands at 1,250 euros per square metre in the second quarter, still 35 percent below equivalent units in Nea Filadelfeia. Developers report that 70 percent of recent sales went to first-time buyers under 35 who qualify for the government’s 2026 subsidised loan scheme targeting western Athens postcodes.
Local agents note that stock is moving quickly once listed. The Petroupoli branch of the Hellenic Property Federation recorded an average 19 days on market for apartments priced between 110,000 and 160,000 euros, compared with 47 days in Marousi over the same period.
Anyone considering entry should check the July 2026 price guide published by the Athens Chamber of Commerce, which lists 85 current listings under 1,300 euros per square metre. Viewings at weekends are advised, particularly around the Thivon market where new cafés and a municipal creche opened in May.
