Median asking prices for apartments and villas in Glyfada climbed 14 percent between January and June this year, reaching €4,650 per square metre according to data compiled by the Hellenic Statistical Authority.
The increase coincides with renewed foreign buyer interest after the European Central Bank held rates steady in May and with the opening of new direct flights from Gulf carriers to Athens International Airport. Local agents report that waterfront units now change hands within three weeks on average, compared with eight weeks in the same period last year.
Buyers cite the suburb’s position along Poseidonos Avenue and its proximity to the Glyfada Marina as decisive factors. The marina, operated by the Athens Marina Group, added 120 new berths this spring, while the adjacent Asteras Beach complex completed a €9 million upgrade that includes a new public promenade. These improvements sit within a ten-minute drive of the Elliniko redevelopment site, where the first phase of the Hellinikon Metropolitan Park is scheduled to open in late 2027.
Residents also point to the daily tram service that links central Glyfada to Syntagma Square in 35 minutes and to the recently expanded shopping strip on Metaxa Street, where international retailers have taken five new ground-floor leases since March.
Transaction records filed with the Athens Land Registry show 187 residential sales in Glyfada between January and May, up from 132 in the same months of 2025. The average sale price for a two-bedroom sea-view apartment reached €385,000, compared with €312,000 twelve months earlier. Villas on the higher slopes near the Golf Club of Glyfada averaged €1.25 million, a 19 percent increase.
Prospective buyers should check current listings through registered local offices rather than relying solely on international portals, and they should verify building permits at the Glyfada municipal planning department before making offers. Those steps remain the most reliable way to confirm both title and any upcoming infrastructure levies tied to the Elliniko project.
